Thermal Imaging Leak Detection in Alhambra, CA

An infrared camera does not see water itself — it sees surface temperature differences. Water from a hot-water leak, or moisture cooling a surface as it evaporates, often creates a temperature pattern that stands out from the surrounding material. Thermal imaging leak detection uses those patterns to narrow down where hidden moisture is likely to be.

Signs you may need this service

  • Warm or unusually cool patches on floors or walls
  • A ceiling stain that keeps growing
  • Musty smells in one room with no visible water
  • A hot-water line suspected of leaking inside a wall

Individual symptoms do not always prove a leak — they justify a proper investigation, which is what this service provides.

What this service investigates

Hot-water supply lines, radiant/heated areas, walls and ceilings with suspected moisture, and flooring over under-slab hot-water runs.

Who it is for

  • Homes with warm spots on flooring (a classic slab-leak sign)
  • Properties with ceiling or wall stains of unknown origin
  • Anyone wanting a non-invasive first investigation before opening surfaces

How the process works

1

Scan the suspect area and capture thermal images of the temperature pattern.

2

Compare the pattern with the pipe layout and with dry reference areas.

3

Confirm with a moisture meter at key points — thermal alone is an indicator, not proof.

4

Combine with acoustic listening where a pressurised leak is suspected, then mark the most likely location.

Equipment & methods

Infrared thermal imaging camera, pin and pinless moisture meters, and acoustic equipment as a cross-check.

What affects the diagnosis

Thermal imaging shows temperature, not water. Sunlight on a wall, heating ducts, insulation gaps and air leaks can all create similar patterns, and cold-water leaks at room temperature may show little contrast. Findings are therefore always confirmed with moisture readings or another method.

What you receive

Thermal images of the suspect area, moisture readings at confirmed points, and a clear explanation of what the pattern does — and does not — establish.

Thermal Imaging Leak Detection FAQs

Can a thermal camera see through walls?
No. It reads the surface temperature of the wall. Patterns on the surface can suggest moisture or a hot-water leak behind it, but that must be confirmed with moisture readings or another test.
Will it find a cold-water leak?
Sometimes — evaporating moisture can cool a surface enough to show up. But cold-water leaks are often clearer with acoustic or tracer-gas methods, and we will say so rather than oversell one tool.
Is thermal imaging enough on its own?
Rarely. It is a fast, non-invasive way to narrow the search area. A responsible diagnosis confirms the indication with at least one other measurement.
Does it cause any damage?
None. The scan is completely non-contact and non-invasive.
